In the August meeting, Fed Chair Powell stated that “the time has come” to loosen monetary policy by cutting rates, as inflation has decreased and the labor market is “no longer overheated.” All eyes have been focused on the Fed meeting on September 18th and the guidance the Fed will provide. The Federal Reserve surprised Wall Street with a half-point rate cut, bringing its target range to 4.75% to 5%
Amid the uncertainty and hope for lower rates, many buyers are delaying large purchases. If rates decline in the coming months, it could improve affordability for buyers and help keep down payments low. However, it remains to be seen whether a rate drop will increase inventory and loosen up the conditions of the currently tight market. An increase in inventory could help balance the market, which has been a strong seller’s market for some time.
For consumers who closed this past year and locked in rates at the higher end of the past 12 months, there may be opportunities for savings. Those considering refinancing should keep a close watch on the Fed’s rates, which could lead to even greater savings.
Local Market Landscape
Locally, the market remains similar to the past few months, with a slight uptick following the summer slowdown. We’ve seen an increase in open house traffic. Higher-priced homes, particularly three-bedroom properties and brownstones in Hoboken, continue to move very quickly. For the past several years in Hudson County, the fall market has not typically had as much momentum as the spring, however with lack of inventory buyers that have been waiting are acting quickly when the right property hits the market. We have also noticed an uptick in rental inventory. The first few weeks of September will be key indicators for the fall market, and our team is closely analyzing market trends.
