Early 2025 economic reports have been more positive than anticipated, which has kept mortgage rates from dipping as many had hoped. Given the strong economic data, the Fed is not expected to cut rates later this month. Keller Williams Realty International (KWRI) 2025 Outlook

From a national economic perspective, KWRI experts project 2% GDP growth in 2025, slightly below the 2.5% growth seen in 2024. Mortgage rates are expected to remain around 6.5%, with optimism for a potential decrease into the high 5% range by year-end. Inventory levels are anticipated to rise as consumers adapt to the current mortgage rate environment, while home prices are forecasted to increase by 3% to 3.5%. In 2024, home prices rose nation wide by 4%, with growth easing toward year-end as rising inventory levels helped stabilize the market.

Housing Migration Trends

Many real estate websites, including Zillow, Redfin, and Realtor.com, now feature property climate-risk estimates in their listings. Gary Keller noted a significant migration trend, with buyers moving away from high-risk areas such as Florida (due to hurricanes), Arizona (extreme heat, with over 100 consecutive days above 100°F), and California (wildfires). This trend is further driven by insurance companies increasingly denying coverage, raising premiums, or pausing policies in these regions. The Federal Emergency Management Agency (FEMA) supports these efforts by mapping potential hazards through its National Risk Index and maintaining flood maps that identify properties requiring flood insurance.
