Mortgage Rates
While recent tariff news has rattled the stock market, mortgage rates fell to their lowest levels since October in early Apri. Through the month, rates have fluctuated amid ongoing tariff uncertainty and are likely to remain volatile until there’s more clarity on the global economic outlook. Experts expect mortgage rates to hover in the mid-6% range throughout the year. We are seeing buyers get great rates with arms, points, and relationship discounts – or combo of all 3.
With ongoing uncertainty in the global economy, some buyers are pausing their home search, which creates unique opportunities for those who remain active. With mortgage rates at their lowest levels in six months, now is an ideal time for both buyers and sellers to stay informed and engaged in the market to take advantage of these opportunities. Real estate is a proven, conservative investment that doesn’t experience the volatile fluctuations of the stock market.
National Real Estate Market
Year to date, 2025 home sales are trailing 2024 by 1.2%, but the market is showing positive momentum as declining mortgage rates boost buyer purchasing power. KW analysts expect rates to stabilize in the mid-6% range by summer, potentially accelerating market activity. Nationwide, inventory levels are up 17% compared to last year, signaling a possible shift toward a buyer’s market — something we haven’t seen in some time. Whether this increased activity materializes over the summer will be a key factor in determining if 2025 outperforms 2024.
Tariffs
All eyes are on the global tariffs and uncertainty surrounding them, with the 90 day pause – except for China – in effect as of 4/9/25. Prices are unlikely to come down in the immediate future, and consumers could see increased prices on building materials, appliances, cabinetry, flooring, and more, as companies eventually pass the tariff costs down the line. As the cost of new home construction rises, demand for existing homes is likely to increase, pushing prices higher, impacting affordability, and giving sellers a competitive edge.
